I have received and reviewed the plans for the proposed addition to the above mentioned
residence.
The plans indicate that the existing residence will be squared off and the interior
renovated to provide more reasonably sized room.
The survey indicates that sufficient area exists to expand or repair the sewage disposal
system, should it become necessary in the future. Therefore, based on the information
submitted, the above mentioned addition is approved with the following conditions:
1. The total number of bedrooms must remain at three without prior approval by this
Department.
2. The area of the existing sewage disposal system, and its expansion area, must be
maintained.
3. All plumbing fixtures must be replaced or updated with water saving devices, i.e., low
flush toilets, restrictors for shower heads and faucets, etc.
Approval is granted for sewage disposal only. Any other permits or variances required are
the responsibility of the applicant and the jurisdiction of the Town of Patterson.

As requested, I have inspected the condition of your, house on
Mt. View Road in Patterson, NY. The purpose of my inspection
was to determine whether or not, in my opinion, your house
is,a viable candidate for a major renovation. My observations
are as follows:
l.' There is evidence of carpenter ant infestation
throughout the structure.
2. Much of the structure is inadequate and under-
sized and should be replaced.
3. There is structural fatigue at many joints.
4.. In my opinion, the foundation will not support
a new structure. In many areas there does. not
appear to be any.footings or frost walls.
5. The roof and roof structure are not salvagable.
6. Much of the wood framing is at or below grade.
7. The utility systems are inadequate and not to
code and must be replaced.
8. The existing well and septic appears to be
functioning properly and able to support
continual use.
It is my recommendation that the structure be raised and replaced.
From a cost standpoint, it would be much more economical to
build a new home than it would be to try to renovate this
structure. If the house were to be replaced, the new structure
would be in compliance with current Building Codes and give
your family a safe, comfortable living environment at a much
more economical price.

Code Compliance Policy

and Mechanical code as well as the National Electric code. It is the
responsibility of the builder to notify Westchester Modular Homes, of
any changes to the stated specifications required by local code or

The documents submitted have been reviewed and the proposed modular
house is approved based on the following conditions:
1. The proposed structure does not exceed the square footage
of the existing structure plus the approved addition,
i.e., 1590 SF.
2. The proposed foundation is constructed in the same
location as the existing foundation.
3. The septic system and well shall not be relocated.
4. This Department is notified of the date that the existing
structure will be raised.
5. The total number of bedrooms must remain at three.
6. The area of the existing sewage disposal system and its
expansion area must be maintained.
7. All plumbing fixtures must be equipped with water saving
devices, i.e., low flush toilets, restrictors for shower
heads and faucets, etc.
8. The modular home constructed shall be a model chosen from
the Westchester Modular Homes, Inc., floor plans
submitted, unless other plans are submitted for approval
by this Department.
