The plans indicate that a 13' x 17' portion of the existing attic will be converted to a master bedroom. A 5' 10" by approximately 9' bathroom will also be constructed. The downstairs will be renovated, converting the existing master bedroom into a dining room. The existing living room will become bedroom #2 and existing bedroom #2 will become a living room. The survey indicates that sufficient area exists to relocate the existing well to allow adequate room for expansion of the sewage disposal system, should it become necessary in the future. Therefore, based on the information submitted, the above mentioned addition in APPROVED with the following conditions: 1. The total number of bedrooms must remain at two without prior approval by this Department. 2. The area of the existing sewage disposal system, and its expansion area, must be maintained. 3. All plumbing fixtures must be replaced or updated with water saving devices, i.e., low flush toilets, restrictors for shower heads and faucets,, etc. Approval is granted for sewage disposal only. Any other permits or variances required are the responsibility of the applicant and the jurisdiction of the Town of Putnam Valley. If you have any questions,.please contact me at your convenience. The residence is currently a two bedroom structure. The proposed addition, would not include any additional bedrooms, but would increase the floor area by approximately, 5.0_ perc.en_t..,. _., .. The well and sewage disposal system are located on the north side of the residence. The well is approximately 65 feet from the sewage- disposal area. No area exists suitable for the construction of a sewage disposal system 100 feet from the existing well. Based on current guidelines, no expansion representing an increase in living area greater than 15 percent of existing living area can be. approved unless minimum separation distances can be maintained. Therefore, any addition to this residence must be within 15 percent of existing floor area. Proposed floor plans, as well as existing floor plans, must be submitted to'-.this Department for review and approval prior to the issuance of a building permit.
