I have received and reviewed your plan for the proposed addition to the above
mentioned parcel..
The plan indicate that a 16' 8" x 20' 4" second story will be added to the
existing one bedroom residence. The addition will allow the bedroom to be
relocated upstairs, and the existing down stairs bedroom to become a living room.

I have received and reviewed the plans for the proposed addition to the above mentioned
residence.
The plans indicate that a second story, consisting of one bedroom will be constructed. The
existing downstairs bedroom will be converted to a living room.
The survey indicates that sufficient area exists to expand or repair the sewage disposal
system, should it become necessary in the future. Therefore, based on the information
submitted, the above mentioned addition is APPROVED with the following conditions.-
1. The total number of bedrooms must remain at one without prior approval by this
Department,.

maintained.
3. All plumbing fixtures must be replaced or updated with water saving devices, i.e., low
flush toilets, restrictors for shower heads and faucets, etc.
Approval is granted for sewage disposal only. Any other permits or variances required are
the responsibility of the applicant and the jurisdiction of the Town of Putnam Valley.

The matter having duly come on to be heard before a duly convened meeting of the
Board on the 29th day of Nov. 1990, and the facts, matters and evidence,
produced by the applicant, the Zoning Inspector and interested parties having
been duly heard, received and considered and due deliberation having been had, ,
the following are the
FINDINGS OF FACT:
An on -site inspection has been made by members of the Zoning Board of
Appeals. The subject' premises are located in the R -L district with the.
following setback requirements: Front 75'; Sides - 30', and Rear - 75'; at
104 Walnut Street, which is a Town road, in a filed-subdivision known'-as Lake
Peekskill. The applicants have satisfied the Board that the expansion of
livable space more than 20% as required by Section 66 -23 b of the Town Code for
a proposed second -story addition is justified... The criteria for an Area
Variance have been met. A practical difficulty exists and such difficulty
cannot be obviated by a method other than a variance. There will not be a
substantial change in the character of the neighborhood. This action will not
be detrimental to the adjoining properties.' The character of the neighborhood
will be preserved. This is the minimum variance that will provide relief.
A short EAF has been submitted as per SEQRA requirements and a negative
declaration is in order since it appears that there will be no major impact on
the environment.
