I have received and reviewed the floor plans of the above mentioned addition.
The plans indicate that the addition has existing for at least several years.
Existing additions are considered the jurisdiction of the individual town
building inspector and /or Zoning Board of Appeals.. This Department does not have
authority relative to approval of an existing sewage disposal system serving an
existing building, except in the case of a failing sewage disposal system.
Under the provisions of Article III Section 2a of the Putnam County Sanitary
Code, this Department will continue to review all proposed additions.

I have attached a copy of the Decision by the Putnam Valley
Zoning Board of Appeals: The highlighted section refers to
your office.
I bought this house in Lake Peekskill in 1978. The addition
in the rear of the house was built sometime before I
purchased the building. When I had a new Title search done
in order to re- finance, the Title Company came up with the
fact that I did not have a Certificate of Occupancy. In
order to obtain a Co I went before the Zoning Board of
Appeals.
I would appreciate your sending me a letter saying that your
Department does not have jurisdiction over previously built
additions, as per our - conversation on Monday afternoon.

The matter having duly come on to be heard before a duly convened
meeting of the Board on the 26th day of Aug., 1993 and the facts,
matters and evidence produced by the applicant, the Zoning Inspec-
tor and interested.parties having been duly heard, received and
considered and due deliberation having been had, the following are the
FINDINGS OF FACT:
The subject .premises are located in the R -L zone with the following setback
requirements: Front - 75'; Rear - 75'; and Side - 30';-on 30 ORIOLE STREET,
which is a Town -road. The applicant has requested a sideline and rearline
variance and variance for *lot coverage to increase livable space for an
addition and wood deck that presently exists. This would create a sideline
setback of 22.5 feet and a rearline setback of 32.4 feet and would increase lot
coverage to 17 %. The applicant has satisfied the Board that the expansion of
livable space more than 20% as limited by Section 66 -23 B of the Town Code is
justified. The criteria for an Area Variance have been met. A practical
difficulty exists and such difficulty cannot be obviated by a method other than
a variance. There will not be a substantial change in the character of the
neighborhood. This action will not be detrimental to the adjoining
properties. The character of the neighborhood will be preserved. This is the
minimum variance that will provide relief.
A short EAF has been submitted as per SEQRA requirements and, a negative
.:declaration-.is in-order' since it 'appears that there .. will,. he no major`impact -on ,` - -�
the environment. -. _
THEREFORE, based upon the above FINDINGS.OF FACT, it is hereby ORDERED that the
application or appeal be and the same is hereby GRANTED, subject to the
