Director I have received and reviewed the plans for the proposed addition to the above mentioned residence. The plans indicate a second story studio /den will be added over the existing garage. The proposed addition will consist of 224 square feet of additional living area (15%). No .other changes are proposed. The survey indicates that sufficient area exists to expand or repair the sewage disposal system, should it become necessary in the future. Therefore, based on the information submitted, the above mentioned addition is approved with the following conditions: 1. The total number of bedrooms must remain at two without prior approval by this Department. 2. The area of the existing sewage disposal system, and its expansion area, must be maintained. 3. All plumbing fixtures must be replaced or updated with water saving devices, i.e., low flush toilets, restrictors for shower heads and faucets, etc.. Approval is granted for sewage disposal only. Any other permits or variances required are the responsibility of the applicant and the jurisdiction of the Town of Putnam Valley. If you have any questions, please contact me at your convenience. I would like to add Q- • studio /den to our existing two bedroom structure. As advised by our building inspector, Mr. Marvin O'Dell, I need a letter of approval from the Health Dept. in order to proceed with this project. O�' The blueprint is a rough draft but shows the correct proportions as accurately as possible. As can be seen from this drawing we have approximately 13= 50z�;,square feet of current livable space and we are proposing th a Sit on of another 2'2 quare feet for a studio /den. The studio den would be built d'ir-e!fly the garage, using the existing foundation and not modifying the functional use of the garage. Access to the proposed studio den would be directly from the dining room. This poses no construction problems since the level of the garage roof is presently at the same height as the dining room floor. Beneath the front end of the house (with access by a trap door and a door from the garage) is a partial basement. The stand up part of this basement is only beneath the dining room and living room. It currently contains a washer /dryer, furnace, hot water heater and storage. It is unsuitable_ at this time, or fo any •foreseeable• time,-..'f or conversion- into additional Ti�table space. My wife is an art teacher and I am a college professor. We are currently using the family room as a combination studio /den and family playroom, but with two growing children the space limitations imposed by this arrangement have created difficulties. By the addition of a studio /den over our existing garage our increasing family space demands could be satisfied for now and well into the future. Needless to say I am anxious to move ahead with this project, and would greatly appreciate any assistance you can give me in realizing this goal. I can be reached at my home phone (914) 528 5817. Subsequent to our conversat'on this morning I am forwarding to you the documents you requested. The documentation is as follows: 1. A copy of the original survey (done in 1975 at the time I purchased the house; No additions have.b4en made to the existing property or structure since that ti e on of a drainage it which was 2. A copy of the "s vey in0 which the location of the well, septic tank, septic fie< and drainage pit have been noted. 4. A copy of the sur ey in which the proposed bedroom has been drawn in to show its size.and relation to the rest of the house.
