The proposal for the addition has been approved as per plans bearing the approval stamp from this Department dated June 28, 2013. The addition is approved with the following conditions: 1. The total number of bedrooms must remain at-three without prior approval by this Department. of_the (.xisT?ng sewage disposal system and its Ptr?�c,s:G :area -must be maintained. 3. All plumbing fixtures must be updated with water saving devices, i.e., new low flush toilets, restrictors for shower heads and faucets, etc ... 4. Here is the completed file, including the number of bedroom count, which is what is on the attached blue prints, which are on file with the Putnam Valley Building Department. While you indicated you lived in an identical raised ranch as the subject property, and while you have a legal four bedroom home, in 1967 it wasn't unusual for 3 bedroom homes to have a den on the blue print and frequently the room was actually used as a den, as it was in the case of 11 Greenway. The current owners have been the only owners of the home —they had 3 children and the den was where the parent typically went to watch TV or just relax. The playroom was used as a playroom for the children. As the children grew up, the owner wanted more space so that they could have a large gathering room, so in 1980, John converted the 2 -car garage into the family room that you can see in the photos. Yes, he should have received a permit and CO at that time, and had he, it would likely have been approved. I, personally, added 800 square feet of family room, den and a full :bathtc.my: home in 1487 (It nearly doubled the size of my home) and it was permitted and CO'd without any issues at that time. The house is currently on the market, and has a buyer (a family of three — two adults, one 22 year old son), and whatever your decision is will determine whether they purchase the house and my clients can retire in Connecticut with their daughter.
