Our records indicate that this Department approved the construction of a 1/2 bath
within this garage on April 22, 1991.
Based on the information submitted at that time, this Department has no objection
to the relocation of the laundry area to the garage.

I have received and reviewed the plans for the proposed addition to the above mentioned
residence.
The plans indicate that a half bath will be constructed in the existing garage. No other
alteration or additional living area is proposed.
The survey indicates that sufficient area exists to expand or repair the sewage disposal
system, should it become necessary in the future. Therefore, based on the information
submitted, the above mentioned addition is APPROVED with the following conditions:

2. The area of the existing sewage disposal system, and its expansion area, must be
maintained.

Approval is granted for sewage disposal only. Any other permits or variances required are
the responsibility of the applicant and the jurisdiction of the Town of Putnam Valley.

In reference to your letter to me dated March 20, 1991 (copy enclosed), I am en -,
closing the copies you requested. I have marked each copy in red pencil for easy
definition of the drawings. With respect to the main house plans, I could only
locate the main floor rough sketches so I drew the basement /2nd floor very sim-
ply.
At this point, I will need something that I can bring to the Building Inspector so
I can obtain my building permit to work on the building.
If you need any additional information, or need to speak directly with me, please

The matter having duly come on to be heard before a duly convened
meeting of the Board on the 31st day of Jan. '91, and the facts,
matters and evidence produced by the applicant, the Zoning inspec-
tor and interested parties having been duly heard, received and
considered and due deliberation having been had, the following are the
FINDINGS OF FACT:
Survey by Robert E. Baxter & Assoc., recertified February 12, 1987.
Floor plans drawn by applicant dated January 31, 1991.
The subject premises are located in the R -1 district with the following
setback requirements: Front -.75'; Sides - 30'; and Rear - 501; on Oscawana
Lake Road, which is a County road. The applicant has satisfied the Board that
the expansion of livable space more than 20% as required by Section 66 -23 b of
the Town Code for a studio /workshop above a detached garage is justified. The
criteria for an Area Variance have been met. A practical difficulty exists and
such difficulty cannot be obviated by a method other than a variance. There
will not be a substantial change in the character of the neighborhood. This
action will not be detrimental to the adjoining properties. The character'of
the neighborhood will be preserved. This is the minimum variance that will
provide relief.
A short EAF has been submitted as per SEQRA requirements and a negative
declaration is in order since it appears that there will be no major impact on
the environment.

the following: 1) The applicant shall obtain an approval 'from the Putnam
County Department of Health, Division of Environmental Health Services, for the
septic system; 2) The bathroom in this garage shall consist of a toilet and
sink only and no other plumbing facilities shall exist, 3) The Putnam Valley
Building and Zoning Inspector shall inspect these premises on a semi - annual or
annual basis; 4) Approval from the Putnam County Division of Planning and
Development as per Section 239-m of the General Municipal Law;. 5) The
applicant shall obtain a Building Permit within 180 days from the signing'.of
this Decision and Order by the Town Clerk, otherwise this Decision and Order
will become Null and Void.
The decision of the Building and Zoning Inspector is hereby reversed.
