Our property, and the buildings on it, predate all zoning regulations in Putnam Valley. When we moved into our home, the existing 18.5'x 18.5' structure located behind the main house was a heated den/ bar/ entertainment center. There are double hung windows on each wall. The walls and the ceilings are panelled. The structure was and is, hooked up to the electrical service, phone lines ran into it, and hot and cold water is piped into it from the main house. At the time we moved into the house, the 18.5' by 18.5' structure contained a wet. bar, a shower (both serviced by hot and cold -water), phones, as well as a refrigerator and deep freeze. Heat was supplied by an baseboard electrical unit. There was and is top lighting as well as sconces on the wall. Additionally, on the north side of the house there was a car port that ran the entire length of the house and the front porch and traversed the driveway. ( 32' x 131). We chose to remove the car port and convert the living space into a two car garage. The water hook- up though disconnected, remains with easy potential for reconversion into its original separate and distinct apartment/living space. We are aware of your concerns bf ifie potential use any future owners our property might make of our proposed addition. What we propose is to legally designate the 18.51 x 18-51 structure as a garage and waive all fights to the use of the structure as living space and add a prohibition as to any potential conversion of the structure into a separate and distinct apartment. In return we would ask your approval to construct the living room/sun room we propose. Theoretically, if it were possible for us to move the 18.51 x 18.51 structure and place it flush against the south side of our home and then construct an additional structure representing 15% of our actual living space, as would be permitted without having to seek Board of Health approval, we would have an addition virtually identical to our proposed addition. As we stated in our application, the downstairs as currently situated, forces us to use one small room as a combination living room/dining room/den. As such, we are forced to unscrew the legs from our dining room table and store it in a closet whenever we have people over on a non-dining occasion. The layout of the second downstairs room renders it as no more than a corridor to the steps leading to the second floor. The front door opens into the area, the stairs are directly opposite the door and an open archway lead directly into the area perpendicular to the front door entry point thereby funneling all traffic to the upstairs, which contains the bedrooms, through the .area. 'Additionally our two children are now teenagers and this places greater dem, . ands on the existing space of a small 25' by 251 structure with a 7' by 251 front porch. The proposed sun room/living room/den will allow the entire family to have a play/entertainment area and allow us to have a full time dining room. The existing bath was a pantry closet converted into a bathroom by the previous s -on-- th -,will of iz� room legs Will no longer touch the sink when sitting on the toilet. --We believe this additional information and our proposal will best serve both our interests.
