I have received and reviewed the plans for the proposed accessory apartment at the above -
'mentioned residence. Additionally, we received a letter from John Karell, Jr., P.E., indicating that
the septic system for the one bedroom apartment is adequate. The proposal for the apartment has
been approved as per plans bearing the approval stamp from this Department dated December 15,
2004. The apartment is approved for three years with the following conditions:
1. The total number of bedrooms in the apartment must remain at one without
prior approval by this department.
2. -: The- .total number of bedrooms in the main house must remain at three without,
prior approval by this department.
3. The area of the existing sewage disposal system, and its expansion area, must be
maintained.
4. All plumbing fixtures must be updated with water saving devices, i.e., new low
flush toilets, restrictors for shower heads and faucets, etc.
Any other permits or variances required are the responsibility of the applicant and the jurisdiction of
the Town of Patterson.

Dear Mr. Hedges:
Please be advised that or.- Nvembrr 18., 2004 the writer inspected
the garage apartment at the k.gar of the 536 East'Bmnch Road
property.
The inspection indicated as follows-
I. The apartment contains one bedroom.
2. A septic tank exists 18 -feet off the northeast corner of the
garage. The tank Was:-recently-pumped by a septic hauler. The
tank appears -to be approximately 500. gallons:
3. Although no plans exist for the subsurface absorption area, it
appears that trenches were installed in the grass area on the
north side of the driveway turnaround. The area is sufficient in
size to contain the necessary trenches for a one bedroom
system. ;
4. Inspection of this septic area did not indicate any evidence of a
sewage failure either at this tim "car in the past.
5. Sufficient area exists on this property in the vicinity of the.
garage to install additional septic area in the future, if
necessary.

6. A drilled well exists off the southeast corner of the garage,
greater than 50 feet from the septic tank and greater than 100
feet from the assumed septic area.

Based on the information submitted, the above - mentioned application cannot be

11 The apartment over the detached garage is considered a separate dwelling
rather than an accessory apartment.
2.. Approval of this dwelling requires a favorable written evaluation of the well
and septic system by a Professional Engineer.
3. Preliminary approval from the Town of Patterson Building Department is also
required.
